THE ESTATES OF SIR RICHARD MANSEL MANSEL. BART., IN THE COUNTIES OF SURREY AND CARMARTHEN. The SURREY ESTATE consists of most important and valuable freehold building properties, situate at Wimbledon, and covering an extensive area, and partly facing Wimbledon Common. Also well- secured ground rents in the parish of Wimbledon, producing about £700 per annum. Also the Weir Courtney Estate, in the parish of Lingfield, about midway between London and Brighton, only two- and-a-lialf miles from East Grimstead town and rail- way station, and abutting on the Dorman's Land railway station, on the L.B. and S.C.R., Oxted branch. It comprises about 584 acres of valuable arable, pasture, and woou land, which lies compactly together, and is intersected bv capital roads. The CARMARTHENSHIRE PROPERTIES, which will be offered first, comprise the Cvvmgigfran Estate, situate in the parishes of Llangunnor and Llanarth- ney the Mansel Arms Estate, situate in the parishes of Llandarrog and Llmart.hney the Freehold Farm of Ffynon Wen, or Maesycae, in the parish of Llan- fynydd a small freehold property at Ferryside, a favourite watering place anrhummerresort, embracing cottages, houses, and land a number of houses in the borough of Carmarthen, let on building leases, and a building field, known as Ltwynwitch, also in the borough of Carmarthen. The Cwmgigfran Estate is situate only 2 miles from Carmarthen, and within easy reach of other important towns, while it is intersected by capitally constructed and well-kept roads. The soils are of an exceptionally fertile nature, and particularly well adapted for grazing purposes. The farm-houses are of a substantial character, and the outbuildings attached to them in every way suited to the requirements of the tenants. This estate, including the farm of Ffynon Wen, I covers all area of about 713 acres, and being all let, produces an income of upwards of E650 per annum. The Mansel Arms Estate is situate about eight miles from Carmarthen and Llanelly respectively, 19 miles from Swansea, and Si from Llanarthney Railway Station. As in the case of the foregoing estate, this property is excellently roaded, and has soils of a productive nature. The homesteads, also, are in good repair, and a,fford every accommodation required by the tenants. It oxtends to about 483 acres, and (with exception of the woodlands) being all let, produces an annual rental of upwards of £ 450. Both the above properties offer to a sporting pro- prietor great advantages in the way of hunting, shooting, and fishing, and both are extremely well adapted for the breeding and rearing of partridges and pheasants, of which there is now on the estate a very good number. The Auctioneers desire to call particular attention to the desirability of these properties as safe and improving investments. The farms are in the hands of a first-class, hard-working, and enterprising tenantry, and the rents have stood admirably the test of the seasons of agricultural depression, through which farmers have had recently to pass and it is a fact well worthy of special remark that even now on and in the neighbourhood of these properties there is keen competition for the occupation of any vacant farm. The property at Ferryside covers all area of nearly 4 acres, and now produces a rental of about £53 per annum, of which about JB48 are ground rents: the remainder is the rent of a field, which is estimated to produce nearly ten times its present rent if developed by an enter- prising capitalist. The Carmarthen Borough pro- perty consists of ground rents secured on public houses, dwelling-houses, shopg, and places of worship, amounting in the aggregate to nearly J3120 a year, and an important field situate in the town, extending 4a. Or. 19p., or thereabouts, and now let to the Carmarthen Athletic Club at a rental of £25 Eer annum. This field also is well suited for uilding purposes, and it i3 estimated that, if properly laid out, it would produce a ground rental of nearly £65 per annum. MESSRS WALTON and LEE are favoured with instructions from Sir Richard Mansel Mansel, Bart., to offer the above for SALE by PUBLIC AUCTION, at an early date, although private offers for any portion would be entertained and considered previous to that time.
